經過巡邏篇後,我哋鄰居I先生成日都好警惕咁吼住外面嘅草叢會唔會有可疑人物出現,就喺琴日接近黃昏時(即係晚上八點幾),我哋收到I先生嘅Message話個可疑人再次出現,而家喺度剪緊草叢上嘅樹枝,今次事態危急,I先生話已經拍緊佢剪樹枝嘅片同埋報警,我哋就即刻衝出去 (今次我褲都無除著住條短褲笠件衞衣同褸就衝出去),揸車好似拍戲咁,去到剷埋一邊再跳落車影佢相,個可疑人士見到咁即刻收埋把剪樹枝嘅鉗,扮無嘢咁走開,仲大大聲問我哋做乜影佢相/拍佢片,I先生就同我哋講已經叫太太報緊警,我哋唔需要同佢講嘢,一邊跟住佢尾唔好俾佢走甩就得。
可疑人士係一個大概五呎高肥身形四五十歲個頭灰灰白白嘅白人女士(Confirm咗係女人),揪住個環保袋入面唔知裝住啲乜。
我同I先生就行喺對面馬路跟住佢尾,外父同細佬就揸車跟住我哋,個可疑女士每行一段路就會停低擰轉頭大聲問:
“Excuse me, did I do something wrong?” “Why are you following me?” “What’s wrong with you?” “I will call the police!”
I先生都係示意我唔好答佢,佢再一面打俾太太問佢警察度點,但警察就答覆個女士唔係做緊嚴重嘅刑事罪行(無計,佢當時只係剪緊樹木,亦無證據佢就係扔嘢入花園嘅人),我哋亦都無危險,佢哋唔會即刻過嚟……
於是乎我同I先生商量幾句,一陣佢真係報警話我哋跟蹤佢分分鐘我哋仲麻煩,如果我哋唔捉住呢個機會警告佢唔知幾時先會再伏到佢,我哋決定跑前當面同佢對質:
“What were you doing just now?” “Why are you cutting the branches?” “What is your purpose?”
“I’m really sorry. I know I shouldn’t do that. But I really like cutting things so I walk around and cut the branches.” 講完再喺個環保袋入面攞咗個剪樹枝嘅鉗出嚟俾我哋睇……
“We better maintain the social distancing.” I先生唔知係咪見佢拎住架生(同埋佢無口罩,我又太匆忙無戴……),馬上拉返開個距離先。
“We are patrolling our area as there were incidents that glass jars and eggs were being thrown to our gardens from where we saw you. Our neighbours are so worried about that. A 83 year-old lady is scared and asked us to call the police and patrol in this area. She doesn’t deserve this.” 原來I先生已經諗好曬故事去講,又幾鬼合理喎……
“No, nobody deserves this. Cutting the branches, yes, but I never throw anything. You can talk to my mum and ask her. She lives here.” 聽到佢咁大個人仲叫人搵佢阿媽,我哋兩個都開始覺得佢可能係有啲問題……
“We saw you another night at 11 o’clock, standing there for 2 hours, what is it for?” I先生再追問。
“I really like cutting the branches…you can talk to my mum…” 又舉起把鉗重覆……
“We have called the police and they will be doing extra patrol in this area. We will be patrolling as well. Also, security cameras will be set up there. If you keep going there, you will be linked to the incidents. We want you no harm. Please stay away from there. You may still do whatever you like but we expect you will not cut the branches there. “ 見同佢糾纏落去都無結果,我哋決定警告佢”唔好搞我後面”,希望嚇走佢就算……
最後再問埋佢乜名,祝佢good evening同道別後就行返上車,我哋就討論都唔知佢係真傻定假懵,對於佢咁講我哋當時係覺得佢詐傻居多,所以我哋認為佢會隔幾日再返嚟,而嗰時都開始入黑,我哋就決定各自先返屋企,I 先生都話夜少少會再揸車出去兜下。
點知隔咗半個鐘左右,我哋又收到I先生Message話見到佢仲喺附近徘徊﹐佢已經揸咗車出去跟住佢,叫我哋去返花園後條馬路會合佢,我哋又即刻狗衝出去(今次我有着返條長褲),但去到時佢話已經唔見咗個可疑女士身影,I先生話佢應該知道有車跟住佢,同埋熟悉呢一帶啲路,所以行咗去一條單程路,佢架車入唔到,泊好車再追上去已經唔見咗人。
我哋就唯有又喺附近巡邏,但都無收穫,狐狸就見到兩隻……
行返去案發現場再研究,真係好多Freshly cut嘅樹枝,原本應該係有啲滕同矮樹叢纏住一層鐵絲網,之後先到我哋花園嘅欄,但而家好多都剪開曬見到鐵絲網,我哋就懷疑佢會唔會係扮剪樹,但真正目標係喺鐵絲網上剪個窿再搵機會爬入嚟我哋花園……我哋兩家都有老有嫩,如果佢只係做扮傻逐少逐少剪開,背後仲有其他人幫手……都咪話唔擔心……
之後各自返屋企,I先生都係再話佢夜少少會再揸車出去兜……
後記:今日外父外母食完飯出去拍拖散步,又見到呢個可疑女士蹤影,佢哋嘗試跟住佢尾,又真係見到佢邊行邊四圍修剪啲樹……唔通佢真係有呢舖癮……同埋都大概知道佢住嘅地方了……希望真係只係單純嘅傻人發現案……

咁大棚人嚟英國,雖然我哋成功買到第一間屋,但外父外母其實無停過睇樓,高峰試過一日走三四場,平日如果約到睇樓我哋多數都會約下午近放學前,咁就可以順便接埋個仔放學唔駛走多轉,但好多時啲地產/業主都鍾意搵個星期六做Open Day咁,啲有興趣嘅買家就排住條十幾二十人嘅隊,佢腳尖頂住我腳踭咁入去每人限十五分鐘咁睇,稍為(真係稍為,好多我哋睇落真係會令人唔開胃)好少少嘅盤好多時睇完樓嗰日就四五個Offer俾業主揀,我哋都唔Sure係Stamp Duty Holiday效應定個樓巿真係咁暢旺……
最誇張有時明明見到啲地產網個盤只係Just Added,但打到電話去問已經話Under Offer……慢慢熟悉咗個模式其實有時啲地產如果有新盤,佢會優先聯絡咗同佢哋Register咗嘅準買家先,所以有機會真係好好嘅盤,到個廣告喺Zoopla / Rightmove/ Onthemarket出現時已經太遲, 已經俾第一輪嘅準買家睇完揀完出埋Offer,亦試過見到Just Added同日打去想約睇樓已經要排Waiting List,應該都係已經俾啲Registered嘅人先報咗名。
開始搵樓,建議大家先喺各大地產網Set 好心儀地區同埋物業種類嘅Alert,再留意心儀地區入面有乜地產Agent較活躍/多盤,就打去/直接踩落去Register叫佢有盤通知你,記住英國好大,每個區嘅地產Agent都唔一樣,有啲真係家庭式咁只係做自己嗰區,紮根二三十載咁。最好係同一兩間嘅Agent打好關係,傾多幾句,有好嘅盤佢哋會搵你先,真係睇啱又可以易啲摸到底價同可能會幫你講幾句說話。
如果真係見到地產網上有盤想睇,都建議大家打電話落去,雖然Email 應該比電話溝通會容易同清楚啲(因為有時啲街名又唔係太sure點讀,講價錢時講幾多Hundred Thousands又講到口窒窒,有時又遇咗啲口音較重用電話好難聽),但即時對話直接約埋時間睇樓會係最好,始終佢見到你個Email再打俾你,點都會慢啲,有時明明好想睇嘅盤可能就會因為咁約唔成,所以都養成咗一見到有想睇嘅就打去,打得最密嗰間有時講第一句佢已經識叫我Mr. XXX……
亦都試過有啲盤睇網上資料好似好啱心水,但真係約唔到睇樓,我哋就問可唔可以直接出Offer跳過咗睇樓,但啲地產都係唔接受的,可能佢怕萬一真係Accept咗,點都會要求去睇下間屋先Exchange Contract,到時先改變主意仲麻煩。
終於約到睇樓,又睇得啱,到出Offer時,以我哋經驗呢排個巿都要同人爭,價高者得,當然如果係有能力一筆過俾嘅Cash Buyer都會有優勢嘅,最近我哋如果想出價嗰啲屋最後都會比標價更加高先有機會被Accept……
我哋亦一路有同律師朋友保持聯絡,其實隨住越嚟越接近六月尾,如果再無延期的話,其實而家先Accept Offer的話都要有心理準備未必趕得切Deadline前成交,雖然我哋知佢做嘢好盡責同快手,但始終仲要視乎對家有冇Chain,賣家律師嘅處理同Surveyor Report,就算係Cash Buyer,都有啲抆水……
最近有個比較特別嘅經驗都想同大家分享下:
睇到有間屋擺咗出嚟都一段時間,諗住睇啱有得壓下價,睇相新裝修,又做好曬Extension同Loft Conversion(而家自己間屋搞緊先知有幾磨人,一嚟等Council批要時間,二嚟建築個成本都唔細),大家睇完間屋後都好滿意決定去馬,正式開始同呢個賣家漫長嘅交涉過程(開始打呢篇文時未知結果,不過打到呢度已經知道了)。
出第一口價時我哋一般會參考地產網上嘅資料(同區/同一條街樓價,最好搵到想買間屋嘅大概估價),例如呢個網:

當時第一口價係比標價低,所以轉身射個三分波嘅時間已經被Reject,話只會考慮高於標價;
Match標價,再被Reject,地產都有俾指標話佢希望高於標價2萬英鎊,跟住我哋就喺呢2萬鎊之間拉扯……
除咗價錢,仲要傾交樓期,我哋講到明想趕Stamp Duty Holiday,點知佢就話要俾時間佢搵屋搵學校,Guarantee唔到……地產就話Match賣家心目中嘅價啦,佢先會肯六月底前搬出,點知來回多幾轉又話個女啱啱收到Offer (Council應該4月中派Offer),就算Match佢個價都唔肯六月底搬出……
正所謂千金萬買心頭好,我哋都再讓多步,聽地產獻計,用個大家都接受嘅中間價,先喺六月底完成交易,再租返俾佢三個月等佢有足夠時間搵屋搵學校,最後個Offer仲要係象徵式咁租俾佢但唔收租,佢思前想後又話要同老公討論,點知今朝收到地產電話,佢LM佢話我哋俾得太多壓力佢,個女又啱啱有學位,而家索性唔賣……我哋都未計我哋次次都係要等到六點幾個地產先會打嚟話同佢傾完,又有乜新要求,真係搞到我哋心力交瘁……
所以喺英國買樓除咗要有足夠嘅錢之外,都好講緣份,曾經Agree咗嘅,佢由原本話complete咗條Chain,但後尾又改口話未得要等,我哋決定放棄,今次願意俾個期佢等佢搵,但又話我哋俾太多壓力佢,感恩我哋喺喺呢次交涉上都有所得着,反而個地產方面就真係白忙,最後兩面不是人咁……
